Deposits & Cancellation for St Barts Rentals: How the Money Works

The money mechanics of a villa booking: what you pay when, and what comes back.

The standard sequence

50% at contract, balance 30–60 days before arrival, plus a refundable security deposit (typically €5,000–€25,000 by house calibre) held against damage and released after checkout inspection.

Cancellation windows

Most licensed contracts refund little inside 60–90 days of arrival, and nothing inside 30 — the island’s short season makes relet unlikely. Cancellation insurance exists and is worth real consideration for high-season and holiday bookings.

The providers’ own terms

Chef, boat and car carry their own lighter deposits and windows — usually flexible to 7–14 days out. This is a quiet advantage of the direct-billing model: one cancelled piece never forfeits the others.

Protecting the stay

Book through licensed agencies only, read the force-majeure clause (hurricanes are a named topic here), pay by traceable means, and never wire money to a private individual for a house you have not verified — our verification guide shows how.

Questions

Is the security deposit really returned?

Yes — licensed agencies inspect at checkout and release promptly; disputes are rare and documented when they occur.

What happens if a hurricane closes the island?

Force-majeure clauses in licensed contracts govern it — typically credit or partial refund. Read that clause before signing, not after the forecast.
